The complete insider guide to everything happening in Kaysville right now — from a downtown reinvention to new luxury homes, completed roads, and school renovations. By Dr. David R. Haws, Davis County's trusted real estate expert.
Kaysville, Utah — "Utah's Hometown" — is quietly becoming one of the most exciting real estate markets in Davis County. A downtown reinvention is underway. A major road was just rebuilt. Two schools are being renovated or expanded. New luxury homes are selling at $1.6M+. And a new connector road to Farmington is in the pipeline. Kaysville's median home price jumped 22% year-over-year to $647K as of February 2026. If you're thinking about buying, selling, or investing in Kaysville — you need to understand what's happening right now. This is the guide no other realtor will give you.
Community Reinvestment Area · Planning Commission approval Early 2026
Kaysville is reinventing its downtown. The City Center Small Area Plan — launched in March 2025 after years of community visioning — is now in its final approval stage with the Planning Commission and City Council in early 2026. The plan calls for mixed-use development, improved walkability, enhanced streetscapes, and a Community Reinvestment Area (CRA) that began collecting tax increment in 2025. A proposed mixed-use project at 80 East Center Street would add 27 dwellings and 26 ground-floor commercial units to the heart of downtown.
Full roadway rebuild · UDOT & Kaysville City · Completed Sept 24, 2025
One of Kaysville's most significant infrastructure projects in years is now done. The 200 North Reconstruction and Utilities Project — a full roadway rebuild from Main Street to 600 East — was completed September 24, 2025. The project included a complete pavement replacement, utility revamp (water, sewer, storm drain), right-of-way improvements, and new traffic signal upgrades at Main Street and Mutton Hollow. Phase 2 (600 East to the Davis County line) continued through Winter 2025–2026.
2022 Davis School District Bond · Completion Fall 2026
Burton Elementary School (827 East 200 South, Kaysville) is undergoing a complete remodel and addition funded by the 2022 Davis School District Bond. The School Board approved the budget on December 2, 2025, and construction began immediately. Willmeng Construction is leading the project, which is expected to be complete in Fall 2026. The project includes a full building renovation plus a new addition — giving Kaysville students a modern, state-of-the-art learning environment.
City-School District Partnership · Design phase 2025–2026
Kaysville City and the Davis School District are partnering to build a brand-new gymnasium for Kaysville Junior High — a shared facility that will serve both the school and the broader community. The partnership was announced in June 2025, with formal design work beginning shortly after and bid openings targeted for January 2026. This is a rare city-school partnership that will give Kaysville Junior High students and residents access to a modern, community-grade gymnasium.
15 estate homesites · From $1.6M · Now Selling
Symphony Homes launched Encore Estates in West Kaysville in August 2025 — a boutique community of just 15 luxury homesites at 367 South Angel Street. Lots range from 0.32 to 0.76 acres, with homes priced from $1.6M. Symphony Homes also operates The Preserve, an existing Kaysville community with a private pool. Encore Estates is positioned as one of the most exclusive new-construction opportunities in Davis County, with large lots and luxury finishes in a prime Kaysville location.
New road linking Kaysville to Farmington · Capital Improvement Program
Kaysville City has a new connector road linking Kaysville to Farmington in its Capital Improvement Program — a strategic infrastructure investment that will dramatically improve east-west connectivity between the two cities. This connector is especially significant given Farmington's explosive growth (North Farmington Station, Western Sports Park, new I-15 interchange) and will make Kaysville residents' access to Farmington's amenities far more convenient. Details on the full timeline are still being finalized.

I've worked in Kaysville and across Davis County for 19+ years. I know every development, every school boundary, and every opportunity before it hits the market. Let's talk about how these changes affect your real estate goals.
Kaysville, Utah — proudly known as "Utah's Hometown" — has long been one of Davis County's most beloved communities. With top-rated Davis School District schools, tree-lined streets, and a small-town character that larger cities can't replicate, Kaysville has consistently attracted families seeking quality of life over urban density. In 2025 and 2026, that foundation is being supercharged by a wave of investment and development that is quietly transforming the city.
The Kaysville City Center redevelopment plan — years in the making and now entering its final approval stage — will bring mixed-use development, improved walkability, and a Community Reinvestment Area to the heart of downtown. The 200 North corridor was completely rebuilt and reopened in September 2025, giving residents a modern, reliable road through the heart of the city. Burton Elementary is undergoing a full remodel and addition, set to complete in Fall 2026, while Kaysville Junior High is getting a brand-new shared gymnasium through an innovative city-school partnership.
On the luxury end, Symphony Homes launched Encore Estates — 15 estate homesites priced from $1.6M — in West Kaysville in August 2025. These high-end sales are setting new price benchmarks for the entire city. And with a new Kaysville-Farmington connector road in the Capital Improvement Program, Kaysville residents will soon have even easier access to Farmington's booming amenities: Station Park, Western Sports Park, and the North Farmington Station master-planned community.
